You must know people from below professions as they can help you in many tasks.
  1. Lawyer
  2. Advocate

Lawyer
Lawyer can give you advice in legal cases, can fight the case for you in court. So if you are stuck in some kind of legal litigation, you need to contact lawyer.


Advocate
Advocate can help you create different documents like rent agreements, affidavits, pledge letters required to take gas connections. So if you are in the need of these services, you should contact advocate.

CA
CA stands for the chartered accountant. CA provides various services like tax advice, tax planning, filing ITR. So if you are in the need of these services, you should contact CA in your locality.

LIC Agent
LIC stands for life insurance corporation. LIC provides different policies that provide you life cover, accident cover etc. Under section 80C, you can claim tax benefit on LIC premiums upto 1.5 lacs as of 2014. So if want to save tax with this option, you can contact LIC agent.

What is Provident Fund? How to check PF balance and withdraw it?

EPFO is a Indian government entity which runs 3 schemes for the benefit of employees working in private and public sectors.

  1. Employees' provident fund scheme
  2. Employees' deposit link insurance scheme
  3. Employees' Pension scheme.
Example -

In your salary slip, you may have observed that there is one section which says PF amount deducted.
This amount is usually 12% of the basic salary. This is called as employee's contribution to the PF (EE Amount) . Employer also makes same amount of the contribution to the fund. This is called as Employer's contribution to the PF fund (ER Amount).
As shown in below image, you can see the PF No highlighted in yellow colour.
You can also see that the Basic salary of the person is 26800 and so the PF amount that is deducted is 12% of the it.

EE and ER amount
12% * (26800) = 3216. This is EE amount.

Employer also deposits same amount into your PF account. 

So total PF amount deposited into the PF account is = (2*3216)














ER amount is the partial amount deposited into PF account from employer's contribution.
Please note that ER amount is not exactly 12%.

Employer's contribution = ER Amount (Approx 9%) + Pension (Approx 3%)
3216 = 2675 + 541

Checking PF Balance.
You can check your current PF balance from the PF website.


To check the PF Balance, click on third link and fill PF account details. You will get SMS with details of the PF amount.

Withdrawing PF balance.
To withdraw PF amount, you will have to submit 2 forms found at link.

  1. Form 10 C
  2. Form 19
Please note that you will have to submit above forms to previous employer at the time of resignation. It is the employer's responsibility to send these forms to PF office on behalf of you after 2 months of your resignation.

You usually get your PF money back to your account via NEFT in instalments.

Important documents you should have in India.

If you are the citizen of India, you should get below documents. Below documents are very important as they are required for residential address proof or Identity proof.

  1. PAN Card
  2. Voter ID Card
  3. Adhaar Card
  4. Driving License

PAN Card
PAN stands for the Permanent Account Number. This number is used by Income Tax department of India to track the taxes paid by the Indian citizens. So basically PAN card is required when you file ITR - Income Tax Returns. PAN card can be used for Identity proof. You can find more details about PAN Card at this link. PAN 

The process to apply for PAN Card is given below.
  1. You can contact agent and get it done from him/her.
  2. You may also apply online at https://tin.tin.nsdl.com/pan/ 
  3. Application processing fee is around Rs. 100
Voter ID Card

Voter ID Card is required if you want to vote in Indian Election System. It is issued by Election Commission of India. It can also be used a valid address proof, Identity proof and age proof.

You can also search if the voter ID exists with your name at http://www.registertovote.in/search-form.php
You can register on below site.

You can also visit local corporation office to register your name in the voter list.

Adhaar Card
Adhaar Card is a unique number given to each Indian. It is like SSN in USA. It can be used for identification, address proof as well.
You can get it by visiting regional offices in your city.

Driving License
Getting a driving license is a long process in India. You will have to apply for the learning license and then permanent license.You can follow this Link  to know about the application process in Pimpri Chinchwad RTO. Process should be similar in other parts of India as well.

Ration Card
Ration card is used to get the food and fuel at subsidized rates in India.
You can visit corporation office in your city to apply for the Ration Card.
There are 2 types of Ration Cards.
  1. Orange Coloured (For families having income < 1 lac per annum)
  2. White Coloured (For families having income > 1 lac per annum)
Passport
Passport is an important document that you must have if you want to travel out of India. You can apply for the passport online at Apply Online or visit local passport office.

Marriage/Birth/Death Certificates
All of the above certificates can be obtained at local government office like corporations. 

Registered Rent agreement
Rent agreement can be of 2 types.

  1. Notary Rent Agreement (Simple) with Rs. 500 stamp.
  2. Registered Rent Agreement (Complex) - This is costly.
These days many government offices want that you furnish registered rent agreement for obtaining different certificates like marriage, birth certificate etc.
So you should register your agreement with government registrar office by paying the stamp duty on it.

How to file the (ITR) Income Tax Return in India

In this article, I will explain you the procedure to file the ITR - Income Tax Returns in India. If you have a taxable income of over Rs 5 lakh, you must file the returns online.

You can directly go to the official Income Tax website of Indian Government Income Tax India
On the website you can register yourself. Login Id will be your PAN Number. Once you register and login to site, you fill in the information like income details, personal details, tax details etc.

But if you are not comfortable with the process, you can take help from other service providers mentioned below. You may also contact the CA or Tax professionals for getting help on filing ITR.

How to Save income tax for salaried person in india?

You can save tax in India by below ways.
  1. Rent  - (from 20k - 2lac)
  2. Housing Loan Interest - upto 1.5 lac
  3. Chapter VIA - (Section 80C/80CCC/80CCD(1)  - upto 1.2 lac
Popular options to save tax are 
  1. Rent (If you are staying on rent) - Total amount of rent paid during financial year.
  2. Housing Loan Interest - Interest paid during the financial year.
  3. Chapter VIA  - This includes life insurance policies, Home Loan Principal, Stamp duty and registration.
Example -
Suppose your annual salary is 10 lacs. Let us calculate your tax liability.

Tax Exempted Income under section 10 and 17.
Some part of your income is exempted from tax like House Rent Allowance, Conveyance Allowance, Medical Allowance. So let us assume that 80k is tax exempted income.
So your taxable income is 9.2 lacs.

Suppose you did not utilise the tax saving options at all, your total tax will be 1.09 lacs.
25k(10% slab) + 84k(20% slab) = 1.09 lacs

Now let us try to save this tax using below options.

  1. Suppose you claim for the Rent amounting to Rs. 96k.(If you are not staying on rent and have a housing loan, you can claim tax benefit on interest amount upto 1.5 lacs)
  2. Suppose you saved 1.5 lacs using Chapter VIA.
Total taxable income will be 9.2 - (.96 + 1.5) = 6.74 lacs
Your tax liability will be 25k(10% slab)+34.8k(20% slab) = 59.8k
So in this case, we saved almost Rs. 50k by utilising the proper tax saving options.

How to handle rude boss

All of us go through a situation wherein your boss is just so rude with you. He does not want to listen to your problems. Sometimes your boss will be very manipulative. Sometimes he will be loading you with lot of work. Sometimes your boss just does not like your face and hence he always tries to find faults with you and always be angry and rude with you. Even if you give your best at your workplace, for your boss it  is just worthless. He will never appreciate your efforts. Conversely he will get along well with other people in the office who lick his boots.

I have personally gone through such situation and when I got to know that everyone at some point of time face such rude boss in the company, organisation or office, I decided to put my thoughts about how to handle such rude boss.

I am listing down some of the best ways to handle rude boss in the office below.


  • If your boss is loading you with lot of pressure - In such situations, you have to explain him that with so much work, You can not balance your work and personal life. Also quality of work is getting degraded due to overload. Actually when your boss asks for any estimations of efforts, you must give inflated estimations. So even if he tries to reduce the estimations, You can finish the task comfortably. you need to set his expectation every time he gives you more tasks.
  • If your boss is a micro-manager - Let me first explain what micro-manager means. After every half an hour or so your boss pings you and asks the work status. Sometimes it is very irritating because you can not spend time for some other personal activities like speaking on phone or if you have some other personal task that is more important and must be done on priority. In such kind of situations, you   can request your boss that he should not ask you for regular updates. But you will give him work updates after say considerable time when you have finished major part of the work. Tell him politely that you know your responsibilities very well and you will finish the given task before the deadline. Try to make him believe in your abilities.
  • If your boss finds faults with you very often - Sometimes you do very quality work and still your boss does not like it. He wants it according to his ideology. To handle this kind of boss, you need to explain him that you have your own thought process and ideas and he is not supposed to downplay your efforts as long as other stakeholders have no issues with your work.
In summary, Keep in mind some important points to handle rude boss. Never insult your boss. Always give him respect. You should be very polite while putting your opinion in front of him.

How to Deal with the egoistic person in the office?

Is someone irritating you in the office or at workplace? You talk with someone and that person doesnot care about what you are saying to him/her? Is someone always trying to show you down in the office meetings in front of your team lead, manager or boss? Is someone bullying at office ? Are you the victim of mental harassment in your office?

If your answer is yes to any of these questions, you must read this article on how to deal with egoistic person in the office. Let me clear one thing here that you are not alone who is going through such kind of situation. There are many others who face negative people in every walk of life.

You should understand the fact that bad people do exist in all offices and we have to face with them to carry out our daily tasks. That person could be your collegue or team lead or Boss. That person could be lady or arrogant man. It is just impossible to find out the office in this world where you will not find such egoistic person who thinks that he/she is the only smartest person in the office.

Personally I have faced many people with such attitude. Initially I thought this is just happening to me But when I looked around,  my friends were also facing trouble at office due to some negative mean people.

How you term an egoistic person in the office?
  • Egoistic person wants to prove that he or she is the best among all.
  • Egoistic person will never listen to you. He/She will force you listen to him/her.
  • That person will always find faults with you even though you do your best.
  • Egoistic person will never accept the mistakes.
  • Expecting compliments and encouragement from such person is a distant dream.
  • Egoistic person will always try to downplay your efforts.
  • Talking to Egoistic person is always leaves a bad taste in a mouth.
After I faced 3-4 such people, I thought that I should write an article on how to deal with such irritating people. It was very frustrating to talk to such people. At some times, I thought I would avoid such people but due to office work, I had to face with them. So it was very important to find out some way to get rid of the frustartion and anger.

Believe me you need to develop a skill to tackle such kind of people. I am sharing some tips which  will help you remove frustration.

  • If possible, In a very polite manner talk to that person and tell him/her that you are getting irritated by him/her. If he/she realises the mistake, You must feel relaxed.
  • Otherwise Just avoid talking to such people unless there is official work.
  • If that person tries to attack you, donot counter-attack. If you counter-attack, you will also fall in bad category.
  • Donot let his/her comments intimidate you. Be fearless and confident. Don't let your mind get disturbed due to his/her comments. Have a strong control on your mind.
  • Remember that if dog bites you, you don't bite him/her.
  • If you are being mentally harassed very often, You must talk to your Supervisor/Manager.
  • Discuss your issue with your friends/family. They will guide you properly Or at least give some important points.
  • After all these measures if your problems are not solved, you must talk to HR in your company and get it resolved ASAP. Remember that stitch in time saves nine.
  • Remember that if you tolerate him/her, It will encourage him/her to harass you more.

My honest opinion is that We should act in a more wise manner. We should not get involved in any kind of spat with anyone. If there are conflicts, they should be resolved amicably. And always keep in mind that there is a supernatural power that punishes such people directly/indirectly at some point of life for their bad deeds.

Home Loan Application Process in ICICI Bank

I have written this post to share my experience about the home loan process in ICICI Bank, Nagras Road, Aundh Pune.

Taking a Home loan  is a 2 step process -
  1. Sanction Process
  2. Disbursement Process (Legal and Technical)
Please  note that home loan process differs depending upon below factors - salaried/businessman, resale/new property etc.
I am salaried employee and I am applying for a home loan to buy a resale property. So this post applies to salaried-resale case.

Now let us understand the sanction process -
After you apply for a home loan, you will have to submit below documents.
  • Passport size photo for Applicant & Co-applicant.
  • ID proof (Pan card/Driving License/Passport/Election ID)- Applicant & Co-applicant.
  • Age proof ( Pan card/Driving License/Passport/Election ID)- Applicant & Co-applicant.
  • Residence proof (Electricity Bill/Leave & License Agreement & Telephone/Electricity Bill of Land line).
  • Latest Land line or post-paid Mobile Bill.
  • Latest salary slips ( Applicant & Co-applicant).
  • Latest 6 months Bank Statement where salary gets credited.(Applicant & Co-applicant)
  • Latest Form 16 (Applicant & Co-applicant).
  • Administrative Fee cheque  favoring 'ICICI Bank Limited' (0.50% of Loan amount+Service Tax).
  • Track record of All kinds of  loans if any (Personal/Auto etc)
  • Bank Statement - 6 months
  • Passport
In case there is existing loan on the property, Below documents (Seller's are required)
  • Foreclosure Statement from the loan issuing bank.
  • All documents submitted to the loan issuing bank.
  • Repayment track of existing loan.
After you have submitted above documents, bank will sanction the loan and then home loan disbursement process starts.

There are 2 types of documents that are required to complete loan disbursement.
  • Legal Documents
  1. Latest Search and Title report
  2. Draft Copy of Sale Deed
  3. Society registration Certificate
  4. NOC from Society
  5. If there is existing loan on the property, Foreclosure letter and other documents submitted to the bank
  • Technical Documents
  1. Copy of previous agreement
  2. Completion Certificate
  3. Sanction plan/ Blue Print
 After clearance of above documents, Bank initiates the loan disbursement process.

How to send courier by Speed Post

It is very easy to send a courier by speed post. Today I just sent a courier to my brother who is working in army based out of uttar pradesh. I had to send the courier by government speed post because private courier companies like bluedart, dtdc don't operate in army locations due to security reasons.

All you have to do is go to the goverment post office located near your place. If you are staying in chinchwad, the one located at chafekar chauk is the best. Once you know the post office, You must buy the envelope for the courier from stationary shop or other private courier companies as Post office don't keep these envelopes with them.

Once you have envelope with you, you can put all your documents or any objects inside it and close it by using gum or fevicol. After this you have to put the FROM and TO addresses on the backside of enevelope and submit it to the post office person. He will charge you the money based on the weight of the courier. I sent the courier from Pune to Uttar Pradesh and I was told that it will be delivered in 3 business days.

This is all you need to send the courier by Speed Post.

How to enjoy life


It's my first post and want to express my opinion on life...Life is beautiful....You must be happy that you have been given the chance to lead a human life. Remember you have got only chance to live a life.. Enjoy every moment of the life. 

You will get many situations in life where you will find yourself in big dilemma. But you have to sail throught these times like a brave heart.  At difficult times, You might take decisions that may go wrong or right. Before taking decisions you can take advice from senior people around you. But remember that  only you have to take the final decision. Don't let it to others. If your decision goes right, fantastic. But if it goes wrong, only You will be responsible for the failure. But At least you will not blame someone else for the failed decision.

Don't let someone else drive your life. Be your own Boss.
Listen to others but Do only what your mind and intellect say you to do. I am sure you will lead happy life this way. This is one of the sutras of happy life.
