Here is the checklist you need to focus while buying the plot.
- Finalize the locality which has potential to grow in near future. Beware of any garbage dumping site near the locality.
- Once you finalize the locality of the plot, find out the development plan (DP) of the area. You can get the DP plan from corporation or similar council body.
- Verify that plot comes under non agricultural status (NA).
- Get 7/12 from council.
- Verify that plot is not in green zone reserved for forests or any other government buildings. Owners of such plots tend to sell it to earn quick money.
- Verify that plot is not ghuntewari. This term is used in Pune where in plots are sold without any DP plan. Pune muncipal corporation has recently stopped registration of such plots and buildings.
- Check that plot is accessible to main road.
Once you are happy with all above things, go ahead and follow below steps.
- Hire an advocate to find search and title report
- Give notice in newspaper stating your intention to buy the plot.
- Finally make the payment and register the plot on your name.
After you buy the plot, take below steps.
- Put the fence around your plot
- Raise the board stating This plot belongs to XYZ and trespassers will be prosecuted.
- Keep an eye on your plot after every few weeks to ensure that no one is trying to encroach your plot.
