Types of stock orders

Stock orders can be of below types.

  1. Market order
  2. Limit order

Market order is the one which is executed at market price of the stock.

Limit order is the order which is executed at specific price of the stock.

Example - You put a order for 100 shares. The current market price is say 80. Then you will have to shell out 8000 bucks to buy these shares. This is called as market order.

In limit order, we specify the price at which we want to buy or sell the shares. In above example, If I had given the limit price as 79, order will be executed at 79. You will have to shell out (79*100) bucks.

Companies with stocks trading on stock markets can be classified into below categories.

  1. Large Cap ( > 1000 cr)
  2. Mid Cap (between 200 and 1000 crore)

Above categories are based upon market capitalization.

Market Capitalization of the company = no of shares * current market price of each share.

Dividends overview

Definition
Dividend is the amount paid by the company to share holders. When company makes profit out of the business, it may decide to pay some amount to shareholders in the form of dividends.

Dividends can be paid in 3 forms.

  1. Cash amount
  2. Dividend reinvestment plan
  3. Share repurchase

Why are they paid? Is it mandatory to pay dividends? Any laws of SEBI?
Dividends are paid to create the trust among investors and retain existing investors. Frequent dividend payments also attract new investors for the company.

When they are paid?
Some companies have fixed schedule when they issue the dividend. While others may issue the dividend at any time. Board of the company takes these decisions. In Indian context, companies usually pay dividends on annual basis.

Important dates related to dividends
Here is the list of important dates.

  1. Declaration date - Date on which dividend announcement is made.
  2. Payment date - Date on which actual payments are made to the eligible share holders
  3. Ex-Dividend date - This is very important date. All share holders owning the shares before this date would be eligible to get the dividends. So if Ex-dividend date is 30-Aug-2015, then you would get the dividend if you had bought the shares before 30-Aug-2015.


How much are they paid? What factors influence dividends
Dividend amount is decided by the company investment manager. Dividends are usually paid per share basis. For example - Infosys declared a dividend of 60 Rs. per share in 2015. So if you had 1000 shares of infosys, you would have received 60000 Rs. in the form of dividends.

Tax on dividends
Different countries have different rules on dividend taxation. For example - In India, shareholders receiving the dividend amount do not need to pay the tax While in other countries small amount of tax is levied on the dividend amount.

Tips to choose the stocks to invest in stock markets

Here are some of the tips for choosing the stocks to trade in stock markets. These tips are generic and can be used across all markets like India, China, UK, Australia, USA, Canada or Germany or any other stock market in the world.

What is Sensex?

What is capital gain tax?

Capital gain tax is the tax you have to pay to the government on the capital gain.

Capital gain is nothing but the profit you earned out of any transaction of property. So if you buy a land for say 50 lacs today and sell it for 70 lacs few months down the line, you will have to pay tax on capital gain amount (20 lacs).

What is the meaning of Foreclosure/default?

Many of us take a home loan to pay for the flat or shop. The money is paid back to bank in the form of EMIs (Equated monthly installments).

But consider a scenario where in you are unable to pay the EMI due to job loss or any other personal emergency. This inability of the borrower to pay back loan amount is called as default.

In this case, bank will be at loss if they could not get their money back. So bank tries to recover the money from borrower by auctioning the property through legal process. This process is called as foreclosure.

7/12 is the term used in Maharashtra real estate market. 7/12 documents (extracts) give information about land details.

What is the meaning of Freehold property?

Freehold property is the one which is not leased to anyone and current owner has exclusive right to it.

Many times properties and land are leased for very long duration of time. Some times in 100 years. Such properties are not called as freehold as we can not transfer the title of such properties.

Token amount or Bayana in Property transaction

When you buy the property, you usually do not pay entire amount on the first day. Because you have to complete a lot of other formalities like paying stamp duty and registration etc.
So Buyer usually pay small amount initially to book the property. This amount is called as token amount or bayana.

Example - You want to buy the flat from seller for say 40 lacs. So you will pay say 1 lac as a token amount. 39 lacs will be paid when the documents as signed and sale of deed is registered.

This is a positive scenario. But what if the deal is cancelled after you paid token amount? Will you get back your money? To mitigate the risk in such situations, you should always make small agreement between you and seller of the flat stating terms and conditions like when the rest of the money will be paid, when registration would be made, in case of cancellation what course of action will be taken etc.

Land zone types in Pune

There are mainly 5 types of land zones in Pune, India.

  1. Agricultural Zone (Green zone)
  2. Forest Zone
  3. Defense Zone
  4. Residential Zone (R zone). It is also called as NA land
  5. Government town planning zone

Agricultural land can be used for only cultivating the crops. You can not start real estate project in Green zone. But you can definitely convert green zone into R-Zone with the approval from Collector of the region. This is a time consuming process but not impossible.

Forest zone is a land reserved for maintaining environmental balance. Usually government owns such land.

Defense zone is a land reserved for defense forces of India. For example - Land near dehu, khadki, Dighi, NDA is reserved for defense purposes.

Town planning zone is used for building government offices, schools, public gardens etc.

Residential zone is the one in which you can launch real estate projects.

What is floor rise rate and base rate?

When you go to book a flat, builder will give you different rates for the flats in the same building.
There are 2 types of flats.

  1. Ground floor rate
  2. Floor rise rate
Let us consider a hypothetical scenario.
Suppose building is going to have 12 floors. Some builders will charge you 7000 Rs per sq. ft. for all flats till 4th floor and extra 25 Rs per sq.ft. for each floor above 4th floor. So if you want to book a flat on 6th floor, you will have to shell out 7050 Rs. per sq. ft.

There is no rule as such which makes builders charge you more. It's just that builders want to earn more money out of you for booking a flat at higher floor as many customers like to live higher.

What is the difference between allotment Letter and possession Letter?

Allotment letter is the letter specifying which flat you are going to buy in the under construction building. Allotment letter is required as a part of the documents required for bank home loan application.

Possession letter is the letter which allows flat buyer to occupy the flat in completely constructed building legally. You can go and live in the apartment or flat with out possession letter.

What is building completion certificate?

When building is completely constructed, you can not go and live in it immediately. Before that, you need to get the approval from corporation saying that building construction has been carried out as per the laws and regulations laid out in various acts.

Engineers from various departments from corporation (like fire fighting, sewage, structure, town planning) visit your site and if all of them survey your building for any deviations. If the findings are good from all departments, corporation issues the completion certificate.

What is housing society?

Housing society is the community of people living in same building or complex and it is formed as per the government act.

Usually when new building is constructed, housing society is formed by the developer. Each housing society has a chairman and secretary who take care of maintenance of the society.

When some member of the society sells his flat, that member is replaced with new member (Buyer of the flat) for a fee.

You will need to get below permissions from the corporation before starting the new residential project.

  1. Title report of the land
  2. Layout plan
  3. Approved blue print (Architectural plan)

What is stamp duty and registration?

Stamp duty and registration is required when you buy a flat or shop or any other property. It's a document of proof that you are the owner of given property.

What are the charges of stamp duty in Pune?
Stamp duty charges are around 6% of property value in Pune. So if you are buying the flat of 30 lacs, you will have to pay 180000 Rs. as stamp duty to the government.

What are registration charges?
Registration charges are 1% of the property value. For example if you are buying the flat of 30 lacs, you will have to pay 30000 Rs. as registration fee to the government.

Checklist while buying the plot in Pune

There have been many cases in the past in which same plot has been sold to multiple people duping all of them to the tune of millions of rupees. So it's very important that you take precautions while putting your hard earned money into plot.

Here is the checklist you need to focus while buying the plot.

  1. Finalize the locality which has potential to grow in near future. Beware of any garbage dumping site near the locality.
  2. Once you finalize the locality of the plot, find out the development plan (DP) of the area. You can get the DP plan from corporation or similar council body.
  3. Verify that plot comes under non agricultural status (NA).
  4. Get 7/12 from council.
  5. Verify that plot is not in green zone reserved for forests or any other government buildings. Owners of such plots tend to sell it to earn quick money.
  6. Verify that plot is not ghuntewari. This term is used in Pune where in plots are sold without any DP plan. Pune muncipal corporation has recently stopped registration of such plots and buildings.
  7. Check that plot is accessible to main road. 
Once you are happy with all above things, go ahead and follow below steps.
  1. Hire an advocate to find search and title report
  2. Give notice in newspaper stating your intention to buy the plot.
  3. Finally make the payment and register the plot on your name.
After you buy the plot, take below steps.
  1. Put the fence around your plot
  2. Raise the board stating This plot belongs to XYZ and trespassers will be prosecuted.
  3. Keep an eye on your plot after every few weeks to ensure that no one is trying to encroach your plot.

What is power of attorney?

Consider a scenario wherein you are on an assignment abroad and you want to sell your property in India without coming to India. Is it possible? No you can not sell your property without coming to India. You will have to be present to sign the documents to close the deal.

What is the difference between sathe khat, kharedi khat and registration?

Sathe khat is the contract between buyer and seller of the land in which buyer of the property agrees to buy the property at specific price in future date.

How many floors or flats we can construct in plot of given size in India?

Many times people wonder how many floors can be constructed on the given plot.
Answer to this question is not fixed as it depends on many factors as mentioned below,

  1. City laws
  2. FSI in specific Zone or locality in the city
  3. Road connectivity to the plot
  4. Budget
So for each city and each zone in the city, we can have different rules or FSI set by government town planning department.

Examples -
In Pune, in most of the parts of the city FSI is 1.5 While in Pimpri chinchwad FSI is 1. FSI is usually high near railway stations and major bus stands due to high population density.

Difference between notarized and registered rent(lease) agreement

Rent agreement is a legal contract done between landlord and tenant.
There are 2 types of rent agreements in India.

  1. Notarized
  2. Registered
The notarized rent agreement is the one which can be executed by authorized advocate (also called as Notary) on 500 Rs. stamp paper. It's fairly simple process. Tenant and landlord needs to sign the contract along with 2 witnesses. 
 
While registered rent agreement is the one which has to be executed by paying stamp duty and registration fee at registration office. In case you are buying a car or bike, you need to submit the registered agreement with RTO office. They will not accept notarized one.

What is 1 gunta in real estate?

Gunta is used to measure area of the land.

1 Gunta = 1089 Square feet = 101 square meters = 121 square yards
40 Gunta = 1 acre
1 hectare = 2.5 acre

Gunta is widely used in Maharashtra in India. Gunta is usually used to measure residential plots (Non - Agricultural land)

While Acre and hectare are used to measure agricultural land.

What is FSI in Real estate?

The full form of FSI is Floor space index. It is used to indicate how much area you can build in a plot of given size. FSI is also called as Plot ratio or Floor area ratio.

FSI  = Total floor area / plot area

So if you have built 2 story building with 4 flats of 500 sq ft each on the plot of area 2000 sq. ft, then FSI would be 1. (2000/(500*4)).

FSI is set by government body in each city. There can be different FSI in different parts of the city.
Higher FSI means more construction in given plot. While lower FSI means less construction in given plot.

FSI is usually high in densely populated area like main city area.

How to double your money in short time in India?

Everyone wants to be rich, hang out in a luxury car, go on a vacation to Switzerland. Only thing that can make all these things happen is money. So I don't need to tell you how important money is!
With more money, you can enjoy more! So why not to grow your money?
There are a lot of ways to grow money. But smart investors will invest in only those options that will give them maximum returns.

What if you could double your money very quickly say within couple of months? Does it sound like a scam? 
No! With proper investment and positive attitude, you could do this. I can claim this based on my past experience and yes you can also try the strategy.

The easiest way to double your money in a short span of time is to invest in land (Plot) and build residential or commercial projects.

As you can see, only residential project can turn to be the best possible option to double your money.
Many people counter my argument saying you need lot of cash in hand to invest in plots and develop the building but you can definitely form a joint venture where you will have to invest less amount of money but you can definitely double your money.

Consider a hypothetical scenario. 

You buy the plot of 3000 Sq.ft (3 Gunta) for say 30 Lacs. Then few months down the line, you develop a residential building.

Case -1  (Building with 4 floors in case of 1.3 FSI)

You built the 4 story building with 4 flats on each floor. So in total, you will build 16 flats. Let us assume construction cost is 40 lacs. So total invested money is 70 lacs. Now let us say 1 flat is sold for 15 lacs each. Total revenue generated in this case will be 2.4 crore. So you will earn approximately 1.7 crore.(Your 70 lacs grew to 2.4 crores = 242% returns)

Case -2  (Building with 3 floors in case of 1 FSI)

You built the 3 story building with 4 flats on each floor. So in total, you will build 12 flats. Let us assume construction cost is 30 lacs. So total invested money is 60 lacs. Now let us say 1 flat is sold for 15 lacs each. Total revenue generated in this case will be 1.8 crore. So your net profit would be approximately 1.2 crore.(Your 60 lacs grew to 1.8 crores = 200% returns)

Case -3  (Building with 2 floors in case of less than 1 FSI)

You built the 2 story building with 4 flats on each floor. So in total, you will build 8 flats. Let us assume construction cost is 25 lacs. So total invested money is 55 lacs. Now let us say 1 flat is sold for 15 lacs each. Total revenue generated in this case will be 1.2 crore. So your net profit would be approximately 65 lacs.(Your 55 lacs grew to 1.2 crores = 118% returns)

Case -4  (Building with 4 flats in case of least possible FSI)

You built the 1 story building with 4 flats. Let us assume construction cost is 20 lacs. So total invested money is 50 lacs. Now let us say 1 flat is sold for 15 lacs each. Total revenue generated in this case will be 60 lacs. So your net profit would be approximately 10 lacs. (Your 50 lacs grew to 60 lacs = 20% returns)

Some people may argue that we can get similar kinds of returns in stocks as well. But the fact is that stock investment is very risky as compared to the property. So if you want to be successful and rich in your life, please join our joint venture.

How to grow your money in India

Many people want to be rich and to become rich you need to have more money.
One possible option is to grow the money that you possess.
Here is the list of popular ways to grow your money in India.

  1. Fixed deposits in any of the banks (9%). This option is considered as the most safest option. You get around 9% returns on your investments. So if you invest 10 lacs today as a fixed deposit, next year you will get approximately 11 lacs and that's certainly going to happen. There is no risk involved in this option unless bank goes bankrupt which is a rare scenario.
  2. Mutual funds - 10-30% - Mutual funds can also give you good returns and they are less riskier as compared to the stocks. Downside is that Mutual funds invest in stock markets, so if stock market remains choppy for 1 year, you may end up in 0% returns or even incur loss if fund performs really bad.
  3. Forex - 10-30% - Forex is also another option that could help you grow your money. In this option, We buy certain amount of foreign currency and then sell it later on when the value of currency appreciates. You need to do a lot of research of foreign currencies in this method. Also there is risk of no return or even loss.
  4. Stocks - (10-30%) - This is the most risky investment option. But at the same time, you can become rich very quickly if you are lucky. Say for example you invest in Tata Motors stock today and tomorrow company declares very impressive results resulting in spike in share price. Along with the share price, your money will also grow. If stock price appreciates by 10%, your returns will be 10% in 2 days times. Just compare this returns with the ones you might have got had you invested in Fixed Deposits. You will have to wait for 1 year to get same returns in fixed deposits. But reverse case is also possible. If some bad news comes related to Tata Motors, you might lose your money.
  5. Property - 10-30% - This option has been historically very popular among people. The population is growing but land is not. So the demand for land is growing day by day in cities as well as villages. We have seen sudden spikes in property rates in certain Indian cities due massive and rapid urbanization. I have never heard property prices going down in my life. It might happen but it's a very rare scenario.
  6. Residential project - 100% - Investing in land is one thing and cashing in on your open plot is another. If you buy plot and develop it into residential or commercial building, you could double your money very quickly.

Launching a new residential project in India


Investment in the land is always considered as the low risk and high return option. 
Building a residential project could make you rich in quick time. The most important thing that you need to start the residential project is the initial capital money.

How to fund your residential project?
Well - First thing that you will need is NA (Non-agricultural land) Plot. The amount of funds required for the residential project depends upon the size of the project, area of the plot and location of the plot.
Let us imagine that you want to buy the plot in the outskirts of Pune, Baramati, Jejuri, Saswad, Loni Kalbhor, Dehu, Kiwale, Gahunje or Talegaon. You can easily get a 3000 sq. ft plot for around 25 to 50 lacs in the outskirts of Pune.  

Below is the list of possible options to raise the funds to buy the plot.
  1. Your savings
  2. Bank loans against the plot
  3. Personal loan
  4. You may try to arrange funds from your friends or family in case you are short of money.
  5. Another option is - You may get in contract with other party as a part of Joint Venture. In this scenario, ensure that other party or person is trustworthy and you have close ties with them. If the cost of plot is 1 Crore, you will have to shell out just 50 lacs! If there are 3 partners, you will have to shell out just 33 lacs and with 4 partners you will have to shell out just 25 lacs! Just imagine how easily you could become the owner of such a big residential project. Beware - Profits will also be shared :(  
Buying the plot
Wonderful! Now that you have managed the fund to buy the land, it's the time to nail down the plot! You could appoint the real estate broker to help you find out plots in your budget. Brokers usually charge around 2% amount of the deal as their fees. If you have enough time, you can yourself go and hunt the property. This is a time consuming process so you need to have patience! 

Key things to consider while buying the plot are mentioned below.
  1. Location
  2. Title of the land
  3. Area of the plot  
  4. 7/12 extract
If you are happy with all above parameters, go ahead and register it on your name with local department of registration and stamp. You will have to pay stamp duty and other taxes while registering the sale of deed.

Okay! You have done great job so far! Now It's the time to launch your residential project.  
Follow below steps.
  1. Make the architectural plan of your project with the help of architects.There are a lot of freelance architect who can make the plan for you at very low costs .
  2. Get your plan sanctioned from local council body.
  3. Get the construction commencement certificate from local council body.
  4. Advertise your plan to launch the project through different channels like newspapers, websites, social network and mouth marketing.
  5. Potential customers contact you and invest in your project. Use the money paid by customer to clear the project costs.
