Ideal Personality at Office

You need to develop a good personality to succeed in professional life. If people do not take you seriously, you may not make growth in your professional career. You need to behave in a sensible and practical manner. Do not become a laughing stock at office. Act in such a way that you get your due respect, esteem, reverence.

Here are some tips and guidelines to build a solid persona.

  1. Behave like a gentleman.
  2. Do not be talkative. Talk up to the point when necessary.
  3. Do not let other dominate you and your decisions. If you don't respond, they will push or force you to do silly and illogical things that you may not like to do.
  4. Do not let anyone to enforce or impose something on you.
  5. Do not accept or admit the things that do not make sense to you blindly.
  6. Ask for the rationale and justification behind any wrong decision or action taken against you.
  7. Do not hesitate or falter to raise your voice against unethical things.
  8. Think straightforward and be fearless.
  9. Be resolve and firm to your opinion if you think you have got a valid point to prove.
  10. Put forward your thought and ideas without fear if you think they are better than other solutions.
  11. Do not hesitate to bring out (point out/ bring forward) any bad processes in the team.
  12. If someone puts pressure, burden or stress on you needlessly, first try to convince your points and hot back or retaliate if required.
  13. Don't get intimidated, daunted, frightened, scared due to your supervisor's scrutiny. Throw the fear out of mind. Do not live in panic and distress. Do not work in miserable conditions.
  14. The ultimate solution to handle irksome boss is to be fearless. Do not care about those who pester you. Do not bother about them. Do not mind them. Disregard and ignore them. Do not pay heed to them. Do not respect them. Disrespect them.
  15. If someone attack you verbally, scold them. Reprimand them. Rebuke and reproach them. Admonish and warn them. Give them the lecture. Punish them by escalating the matter to seniors.

I strongly believe that if you can remember above points, no one can bully, oppress, harass, tyrannize or intimidate you at the office. Differences in opinion are a part of everyday life. The person who knows how to deal with problematic situation can really gain in the debate or argument, fight, row, spat, quarrel, dispute, tiff that follows after confrontation takes place. Sometimes tit for tat might prove quite beneficial, useful, helpful and advantageous. Some people may needle or provoke you prompting you to react violently, aggressively, fiercely and ferociously. But it all depends upon how you respond to it.

Job opportunities in developed countries.

I was looking for a job that could pay me hefty salary. After surfing on internet, I got to know that developed countries like Canada, Australia, New Zealand and Germany offer visas to skilled professionals across the world.
I gathered all information pertaining to the visa processes of all countries.

Below is the highlight of my research that I completed in early 2015.

  1. Canada, Australia, New Zealand and Germany offer a visa that allows any skilled professional to work in these countries  for 3 to 5 years. After working for few years, visa holders can apply for permanent visa and citizenship as well.
  2. Canada, Australia, New Zealand requires aspiring professionals to meet certain criteria. For- Example English proficiency, skill evaluation, Experience, Cash (Minimum INR 4 lack), Age, Health and character.
  3. To prove English proficiency, you must take IELTS test and to get your educational documents certified, you must apply for evaluation to authorized organizations in each country. For- Example – If you need to get your software skills assessed in Australia, you must apply to ACS – Australian computer society. If you want to get your education certified in Canada, you should apply to WES- World Education Services.
  4. For Germany visa, you do not need to prove English proficiency. But other factors are important.
  5. Costs for visa applications vary as per the country. For Example – The cost to apply for German job Seeker Visa is approximately INR 0.5 Lack. While cost to apply for the Canada, Australia, New Zealand skilled visas is much higher than Germany. For Australia it costs around INR 2 Lacs.
  6. You also need to maintain certain amount of money in account at the time of application. In case of Germany, you should have at least INR 4 lacs in your account. For Canada, you need at least INR 8 lacs in your account.
  7. If you get a visa, you need to have enough money to cover the expenses like Air tickets, Apartment rent, food, transportation and other living costs. As per my research, you should have at least INR 6 lacs to be able to survive considering you take 6 months to get a job and start working. But skilled job seekers usually manage to find the job within 3 months very easily in developed countries unless country's economy grappling with the recession.
  8. You will have a tough time surviving in expensive city until you crack an interview and grab the job offer. So you should be ready for the challenge. Another risk factor is that in case you do not get a job within 6 months, you need to return to your country so you should be ready with the backup plan.

How to convince and sell your ideas to people?

You sometimes need to convince your relatives, friends, family members to do something. Please note below points while convincing people.

1. Tell them why you should do specific thing. Its advantages.
2. Tell them how their decision is incorrect by citing some example.
3. Present the picture of the future consequences if decision turns wrong.

Example – Some people turn to criminal activities. Convincing them so stay away from such illegal activities is a challenging task. You can explain them the typical story of the criminal. Motive of most of the crimes is either money or love. Criminals hatch a wicked plot and rob some people or houses. After committing the crime, cops are informed and investigation begins. Most of the cases are solved leading to arrests of suspects. Then suspects or culprits are products in the court and trails are carried out. If they are convicted and found guilty of crime, judge announces the sentence which may rang from 10 year imprisonment to life imprisonment to death. After realizing the mistake and hearing the sentence, criminals starts feeling regretful. They repent and remorse. But they cannot do anything except serving the sentence behind the bars. The moral of the story is that crime ruins the life of criminal. This story might help you convince the people to abstain from immoral activities.

How to build the team spirit?

As a manager of the team, you need to ensure that team members have healthy relationships with each other.
You can resort to below ways to build rapport within your team.

  1. You should open the communication channel between employees and management.
  2. Weekly catch-up meetings should be conducted to connect with all members and understand their achievement or concerns more effectively.
  3. You should also address rising attrition rates and ways to retain the employees. Employees are lured by the attractive packages offered by companies. Some employees are blackmailing managers to give unreasonable hikes. We concluded that we should not give in to their demands unless employee really deserves or merits it and worthy enough.
  4. Holes, lacunae and gaps in existing system must be filled up.
  5. You should conduct more team building activities like outings, team dinners, parties etc. This helps people know each other and bolster the bond of affection and love resulting in healthy work atmosphere within team. A good rapport among team members is very essential for the overall growth of the team and project.
  6. Members should not hold any grudges with each other. Team outings and gathering help the team get rid of resentments, animosity, disgusts, hostility, bitterness, antipathies and hatreds. Team gatherings also help build a strong team connected by the bond of happiness, Contentment, joy, cheerfulness, bliss and delight which eventually nurtures, cultivates and fosters harmony, unity, coordination and synchronization in the team.

Transportation woes in Indian Cities

Many Indian cities have been facing serious issues related to the public transportation and private tour operators.

It has been hellish experience for most of the Indians commuting to the office by public transportation mode.

Some of the common issues faced or encountered by people are given below.
1. Delays in arrival of cabs, buses and trains.
2. Immodest conduct and misbehavior of Bus drivers and coordinators.
3. Disorganized, messy, disordered, chaotic, out of sequences  route for pick up and drops.
4. Rash driving.

Buses do not run on time resulting in delays to reach offices and homes. This leads to further issues like impact on deliveries, missing team meetings, arguments and rifts and cracks in relations with managers and so on so forth.

It is very essential that all travelers get transportation services on time. People are forced to wait indefinitely on the streets until crowded buses arrive with passengers hanging on to it.
Another important issue that is worth highlighting is the misbehavior of private cab staffers with people. Cab drivers do not intimate us before their arrival. When People confront them over late arrival, they give premeditated, planned, calculated answers like fuel got over, tire got punctured and traffic snarls. Some drivers have also been found to have been involved in rash driving which may result in accidents and risks to lives of employees. Indian public is travelling with lot of fear and panic everyday due to the possibility of accidents arising out of reckless, careless and neglectful driving.

So is this mess going to end sometime now? I am not sure if Government is going to take a strict action to curb this menace anytime soon or not but we would like to suggest, recommend or propose below solutions to alleviate, ease, lessen, assuage, moderate, soften and reduce the issue, problem or concern.
We have come up with below plan, blueprint, idea or proposal.

  1. Strict instructions should be given to the cab vendors and bus operators to follow the timings seriously.
  2. Drivers should be educated about the importance of good manner, conducts, etiquette, protocol, ethical and humble behavior.
  3. Drivers should examine and find out shortest route before starting the pickups.
  4. Drivers should not speed up the cab and should follow or observe all traffic rules.
  5. More buses and trains must be operated during peak hours when people tend to travel to and fro the offices.
  6. Better roads must be built and existing ones must be repaired removing all pits, potholes and ditches.
  7. People should be encouraged to take public transportation mode.

Woes of new Flat buyers in India.

Everyone dreams of a big beautiful home. But spiralling prices of homes in main cities in India have dampened the moods and sentiments of the prospective home buyers. People have held back their decision to buy homes expecting the price corrections. But I do not think that prices would come down so easily. Due to the nexus of builders and politicians, prices are not driven by demand-supply rule. Builders are sitting on the pile of unsold properties as they do not care even though flats are not sold.
Despite of high prices, many people take a decision to by the dream home. They start searching for the good residential projects. Starting from newspapers to property portals to property brokers to builders to friends, they start gathering information about the under construction projects.
After picking out some projects, buyer visits the site office. Cunning sales personnel are ready to flatter the prospective buyers and show off the amenities of the project in a very polite and showy manner. They will answer all your questions in a positive manner and sometimes even lie to influence and persuade you. Sales personnel are like predators (hunters) waiting to pounce on the preys (victims, targets) – Home Buyers. I have seen cases wherein sales people from even reputed construction companies presenting false information to the buyers to meet their monthly targets.

Here is the list of prominent lies or false promises that were made to some of the home buyers that I spoke to

1. Possession – Many salespersons do not reveal the exact possession date of the flat. Most of the times, They give dates that are few months and in some cases even years earlier then the actual possession date. Sometimes these shrewd goons (salespersons) can you by telling false date at the time of booking and pitting different date in the sales agreement. In some cases, possession was not given even after 3 years post agreed date.
2. Amenities – Buyers are promised of the world class amenities and facilities before they purchase the flat. But after the possession, you may find building constructed with the low quality material without promised or assured amenities.
Many innocent home buyers fall prey to the cunning tactics of these hunters. Buyers put hard earned money to buy homes but what they get in return is absolute anguish in case builder does not keep his words. Many big and small residential projects across India have been reported to be delayed due to one or the other reason.

How this mess impact the consumers?

1. Mental pain - Ask those consumers what kind of ordeal and nightmare they have to pass through if possession does not take place in time. Family member eagerly wait to move in to the new house. They count each day anxiously ahead of the possession. They want to get rid of monthly rents and get free from the clutches of landlords. This period is very miserable and tough for people waiting to move out of the rented houses. Every thought of delayed possession distract their focus leading to additional affliction, stress and depression. Out of frustration, many people resort to violence and even abuse or threaten the builder warning him of dire consequence. But builders are usually very powerful and mighty. They have enough money and resources to fight back. Salesperson who behaved with modesty and humbleness before booking flat show their colours by refuting, counteracting, negating and countering your views. Their earlier cheerful faces now fad showing sulk, frowns and curly lips. Tired of their apathy towards issues, consumers do not show will, guts and courage to challenge them.
2. Financial loss - Buying a flat is a big decision for any middle class family. They put hard earned money into the house. Due to delayed possession, they have to pay rent as well as EMI of the home lone taken from the bank at the same time. More delay means more financial loss and more horrible time.
3. Wastage of Time - Some buyers make future plans as per the promised date but all their plans fall apart due to delays. A lot of significant decisions of their lives rely on the possession. Some may be planning for weddings or some may be planning to celebrate their next birthday in new house. Many emotions are attached to the new house. Buyers are forced to put off their important tasks due to delays causing more agony, torture, distress and pain.

How to avoid getting duped, cheated, fooled, conned or deceived?
1.Read the agreement before you sign it.
2.Take the receipt of all payments you make to the builder.
3.Do not go alone to book the flat. Go with person who knows the construction industry well or has an experience in buying the flat.
4.Get all your doubts clarified before booking a flat.
5.Ask them how they will compensate you in case of delayed possession or how they will tackle any grievances after possession. Undoubtedly,You will get very positive and happy answers at the time of booking.
6.Try to book a flat in a project from builder known for moral and ethical values.

In case your possession is delayed, you can try below options or routes.
1.Take on the builder legally via consumer court.
2.All buyers should come together and hold protests, demonstration and agitations against builder until he bends to your demands. Remember Unity is the strength.
